THE LEGAL BIT

While we strive to create true-to-life photographs, floor plans and descriptions, our marketing material is only a guide. Purchasers should always visit in person, ask relevant questions and triple-check details. Brickworks takes our duty of care incredibly seriously and takes all reasonable steps to ensure all presented information is correct. However, we sometimes rely on the accuracy of the information provided to us by the seller and others. Also, please note that we often round up/down total floor plan measurements and/or use approximate distances.

BRICKWORKS SAYS

Set on the ground floor of a Victorian conversion in South Tottenham, this two-bedroom flat has kept hold of all the right things. Stained glass glows softly through the front door, hardwood floors, picture rails, cornicing and original fireplaces give it a sense of history. Both bedrooms sit at the front, with original built-in cupboards doing the heavy lifting on storage, while a walk-through space flexes easily as a dining nook or home office.

From there, you drift into the living room, then on to the kitchen, with a bathroom tucked just off it — complete with a free-standing tub that invites a slower pace of life. Step outside and things get delightfully unexpected: a wide passageway with pockets of space for planters leads down into a cobbled slice of wild. It’s southwest-facing, quietly adventurous and feels a world away from the street.

You’re brilliantly placed here. The New River path winds nearby towards Woodberry Wetlands, with open-water swims at West Reservoir Centre. For food and evenings out, there’s True Craft, Funky Cuban and New River Studios, while Stamford Hill station is a five-minute walk when you need to be elsewhere.

THE OWNER SAYS

What I'll miss most is the garden — each little area feels like a different room; somewhere to have morning coffee, somewhere to sit in the evening when it's warm, somewhere to get your hands dirty. My favourite place to unwind is the deep, freestanding bathtub; it's something of a ritual, and so relaxing after a busy day.

I've found there to be a really friendly community in South Tottenham, and it's a neighbourhood that rewards the curious, with great coffee, craft beer and independent restaurants and businesses nearby. And the New River path towards Woodberry Wetlands is a proper tonic — you can open water swim at West Reservoir (if you're brave enough!) or just take a lovely long wander.

landmarks

1 Woodberry Wetlands

Next to the reservoir. A haven for wildlife and people, and with a lovely cafe overlooking the ponds.

2 True Craft

In this crazily-good pizza joint on the West Green Road, local craft beers (like Beavertown) sit happily next to quality imports (think Weizen-style Bavarian), giving you all kinds of problems when it comes to ordering. One of the most favourite spots in South Tottenham, and rightly so, you can also 'takeaway' if you fancy.

3 The West Reservoir

Lush outdoor swimming spot, in the summer it even warms up enough for fair-weather swimmers.

4 Pasero

Brilliant all-day eatery elegantly takes you from breakfast to late-night cocktails. With chefs in residence who rotate frequently and a little deli/pantry section of delicious things to nibble on at home, there is something for everyone.

5 MOLOKO London

Tucked away in Seven Sisters station, incredible coffee and staff have become essentials for the morning commute.
