THE OWNERS SAY

We have really cherished our time at Seaford Road. It has been the location of many important milestones in our lives and a place where we have had the opportunity to leave our own mark. We'll miss the sunny winter afternoons around the dining table tucking into a Sunday roast with friends just as much as hosting garden parties and BBQs on long summer days.

The surrounding area has the best neighbourly feel we've experienced, and we'll be sad to say goodbye to our many lovely neighbours. If you know Tottenham, then you already know that the community vibe is fantastic, the transport links are incredible, and the offering of brilliant cafés and restaurants is ever-increasing. We'll definitely be emotional as we say goodbye to what has been a much-loved home.

Band C in the borough of Haringey
£1,873 in 2023/24

Monthly costs are approx:

Recent work:
The current owners have completely renovated the interior, including wiring and plumbing, a new kitchen, bathrooms, windows and shutters. They have also landscaped the garden and added a garden studio.

Getting around:
Nearby Seven Sisters is probably the only station you'll ever need. On the speedy Victoria line, you can be in Oxford Circus in 20 minutes, door to door. It is also part of the Overground network, with the Weaver line providing direct links to Stoke Newington, London Fields and Liverpool Street. Tottenham Hale, only a little further, is on the Stanstead Express route, providing quick access when you need to get further afield.

Onward plans:
The current owners are moving closer to family and are actively looking but are open to selling chain-free.

Anything else:
The loft room is not officially classified as a bedroom as some elements do not conform to current building regulations. However, it is entirely safe and usable. The room has been in place for over seven years (predating the current owners) and is beautiful; we particularly love the half-width staircase. You can use the loft room in any way you choose. Additionally, the owners have sought and acquired planning permission to extend the loft further, opening up more possibilities. Details on request.

THE LEGAL BIT

While we strive to create true-to-life photographs, floor plans and descriptions, our marketing material is only a guide. Purchasers should always visit in person, ask relevant questions and triple-check details. Brickworks takes our duty of care incredibly seriously and takes all reasonable steps to ensure all presented information is correct. However, we sometimes rely on the accuracy of the information provided to us by the seller and others. Also, please note that we often round up/down total floor plan measurements and/or use approximate distances.

BRICKWORKS SAYS

Sitting neatly in a row, the dark facade of this home makes a striking statement from the off. Every inch has had a reimagining, the downstairs unfolding into a vision of fishbone parquet and birchwood ply. Custom cabinetry adorns the alcoves, and the central staircase feels more feature than function. The living room has been positioned in the middle too, for optimum cosiness, leading to a beautiful kitchen, in more stylish ply, complete with floor-to-ceiling larder cupboards.

Upstairs and outside, the delights continue. So much attention has been poured into creating coherence, from the dramatic black used inside and out to the balustrades that seem to travel through the levels. Cladding the inside of the studio that sits at the end of a thoughtfully designed garden, it's a ply-lovers dream, and as with the accents throughout the house, brings a down-to-earth appeal to otherwise sophisticated spaces.

Seaford Road sits happily in South Tottenham, close to Seven Sisters, an area firmly on the map as it continues to evolve. Foodies are well catered for; it has you covered whether you feel the need for a pint and a pizza at True Craft or something more refined at Pasero. Sourdough and soup are sorted at Dusty Knuckles bakery, and The Palm is the local everyone wishes they had. Green spaces can be found in every direction, from family-friendly Chestnuts Park or Downhills Park, and nearby River Lea means you can meander all the way to Hackney.

1 Café Lemon

A little ray of sunshine, this chilled-out café caters for every taste with an eclectic menu. Run by a friendly bunch, it has a dedicated following of locals, as the polaroids of regulars can attest!

2 Pasero

Newly opened café and restaurant with good coffee, wine and happy hour-negronis.

3 True Craft

In this crazily-good pizza joint on the West Green Road, local craft beers (like Beavertown) sit happily next to quality imports (think Weizen-style Bavarian), giving you all kinds of problems when it comes to ordering. One of the most favourite spots in South Tottenham, and rightly so, you can also 'takeaway' if you fancy.

4 The Palm

This is everything a local pub should be: craft beers/ales on tap, delicious food and bar snacks, and–to top it off–a brilliant team that runs it. Whenever we just “pop” in, we can’t help but stay for hours. Plus, we can assure you their Sunday Roast is pretty much perfect.

5 Ten to One

We jumped for joy when this cocktail bar and restaurant opened in an ex-betting shop. A Whiskey Sour in hand while watching live music and feasting on Nashville chicken wings has become a Friday tradition for many. And why not?
