THE LEGAL BIT

While we strive to create true-to-life photographs, floor plans and descriptions, our marketing material is only a guide. Purchasers should always visit in person, ask relevant questions and triple-check details. Brickworks takes our duty of care incredibly seriously and takes all reasonable steps to ensure all presented information is correct. However, we sometimes rely on the accuracy of the information provided to us by the seller and others. Also, please note that we often round up/down total floor plan measurements and/or use approximate distances.

BRICKWORKS SAYS

The appeal of this flat starts on arrival when you can’t help but notice just the leafy greenness of the local vicinity. The fine-looking facade that greets you has that unmistakable London character and an easy charm that continues inside.

The flat feels bigger than its footprint might suggest, thanks to spanning one and a half floors and enjoying an extra window as an end-of-terrace perk. The rooms all share the same homeliness, with the living room being wonderfully light and welcoming and the shaker-style kitchen invitingly tucked away, ready for creating culinary creations. In every direction, you catch a glimpse of the greenery beyond. The recently renovated kitchen and bathroom share a look and feel that is both coherent and calming. The current owners clearly appreciate the importance of storage, with custom-built units making the most of all available alcove space.

Poet's Road is one of those spots that makes you feel you have it all. Turn left, and you meander the tree-lined walk to Clissold Park. In the other direction, you soon hit the village atmosphere of Newington Green. The area is abuzz with reputable foodie spots such as Primeur, Jolene and Perilla alongside the staples of a quality greengrocer, butcher, and fishmonger that deals in sushi-grade salmon and tuna. And, of course, no village would be complete without a decent local, The Lady Mildmay.

THE OWNERS SAY

We have loved living here. Poet's Road is an exceptionally quiet one-way street, and the view out of both sides of the flat is green. It has been our little tree-top oasis. The double-height entrance makes the space feel light and airy. The bedroom is quiet and peaceful, and the living room is bright and spacious. This is where we spend all of our time; one of the things I loved when I bought this flat was how much light this room gets.

There’s so much to love about Newington Green. Fantastic restaurants, as well as Cadet, a brilliant wine bar and Lizzie's on the Green for bacon rolls in the sun, are all on your doorstep. Not to mention the shopping–– Yield for natural wine and cheese, All Greens is the best greengrocer in London (in our opinion!), and Oeno Maris is a master fishmonger, as well as independent clothes, flower and gift shops. It's a lovely, friendly neighbourhood, and it just keeps getting better!

landmarks

1 Primeur

Occupying an old workshop, and still replete with sliding, wooden garage doors, Primeur is the kind of local restaurant you dream of having nearby. From the staff's understanding and knowledge of produce, grape & grain to the buzzing open kitchen, everything connects you to the culinary experience; it feels grounded and authentic. The ever-changing menu, made up of sharing plates is seriously delicious, and the wine list consistently brilliant. It is one of our most very favourite places.

2 Perilla

This Scandi-styled restaurant serves creative, affordable, unpretentious food in a friendly setting. A seasonal fixed-price tasting menu adds a few new twists to well-known classics. Foodies travel from far and wide to enjoy Perilla’s unique fare, so booking is essential.

3 The Lady Mildmay

Come for the warm atmosphere, stay for the Mediterranean-inspired menu. A pub that takes food seriously and seasonally, but isn’t stuffy – the perfect place to enjoy a Sunday roast.

4 La Fromagerie, N5

Despite its title, wonderful European cheese is not the only offering from this fabulous local deli. Cold meats, wine, pastries and bread fill this cafe/store with wonderful aromas on a daily basis. Oh, and it’s available for private hire and tasting events too!

5 Luminary Bakery

A social enterprise/bakery run for and by women who have experienced social disadvantage. Great for lunch, morning coffee and cake (any time).
