THE OWNER SAYS
This flat has been absolutely perfect for us. After purchasing it in 2014, we knew we wanted to bring it up to date and make a really bright, contemporary space. One of the pleasures about the flat is how spacious it is – we decided to keep the living room large and generous for socialising and have the kitchen-dining separate. Having the additional study set slightly off the main flat, was always really beneficial and it gives us a dedicated and sunny working from home space which we adore.
A big draw for us has always been the balcony which looks across to Clissold Park. Quiet and spacious, it’s a dream to have in London. It’s been such a pleasure over the years to have friends over for drinks after work or to have a sunny BBQ on the terrace.
The co-freeholders are all very friendly and the flat is so well positioned with the climbing centre and outdoor swimming just minutes away, a super corner shop and chemists just around the corner and a really nice pub. We will miss being so close to Clissold Park and all the wonderful shops and cafes along Church Street.

The current owners, an architect and an engineer, have updated much of the interior. They refitted the bathroom to make it more efficient, resized the space to form a utility cupboard, and lowered the ceiling to create a large storage ‘attic’ space accessible from the bedroom. Bespoke cupboard storage has been added above the bathroom door and hallway, and the living room was opened up to let in more natural light. Coat hanging storage and keys nook were created near the flat entrance. The owners also built bespoke alcove shelving in the living room and bedroom, added newly fitted storage cupboards in the bedroom, redesigned a new kitchen with a melamine plywood-faced worktop and birchwood splash-backs, maximised the worktop space and added a sliding door. They designed and commissioned metal frame wall hanging shelves and installed coated OSB flooring with acoustic lining underneath the kitchen/ dining space.
The property is being sold-chain free.
This superb first-floor apartment has been imaginatively reworked by the architect-owner and modernised to create a clean-lined interior that amplifies light and maximises the feel and use of space.
The flat’s main living area benefits from high ceilings and double doors that open onto a sunny and well-sized private terrace with views over to Clissold Park. This room, in particular, provides ample room for entertaining and radiates a gorgeous luminosity and warmth.
Raw design elements and pops of colour are peppered throughout the flat and tie each room together, creating a fresh and youthful interior. The impeccably redesigned kitchen/diner makes use of each inch and provides a welcome place for hosting dinner guests, while the sunny office/guest room is the proverbial cherry on top – its separate entrance allows for a quiet respite, ideal for working from home and having guests overnight. Oh, and let’s not forget the communal gardens, replete with a Magnolia tree.
In an unbeatable location, few places in London offer the charm and charisma of Stoke Newington. Harbouring a true village feel, Stokey is home to incredible eateries known for their diversity and a slew of super indie businesses. Hackney’s best-loved green space, Clissold Park, and the neighbourhood’s epicentre, Church Street, lie moments away, as does the unique Woodberry Wetlands Nature Reserve known for its walks and wild swimming. Transport links are also excellent with tube and underground stations so close by on foot.

Open all day every day, Finks serves up simple yet delicious morsels to an ever-growing troop of (well fed) locals. It’s a laid-back neighbourhood spot that’s serious about great food. You can happily have coffee and cake, or switch it up and have something more substantial on Thursday, Friday and Saturday evenings. You can't go wrong.
Good food with a good heart - as well as a superb brunch selection, this independent cafe supports local charity Action For Kids. Don’t leave without trying the fiery but sublime shakshuka.
This place is bread heaven! All baked on the premises, the vibe is stripped back simplicity – it’s a great pitstop for coffee and cake while you pick up your morning loaf. Arrive early though to avoid disappointment; they do tend to sell out of the favourites (the seeded rye is ours) by the afternoon.
