THE LEGAL BIT

While we strive to create true-to-life photographs, floor plans and descriptions, our marketing material is only a guide. Purchasers should always visit in person, ask relevant questions and triple-check details. Brickworks takes our duty of care incredibly seriously and takes all reasonable steps to ensure all presented information is correct. However, we sometimes rely on the accuracy of the information provided to us by the seller and others. Also, please note that we often round up/down total floor plan measurements and/or use approximate distances.

BRICKWORKS SAYS

Spread across the top floors of an Edwardian conversion on a tree-lined South Tottenham street, this unusually spacious two-bedroom flat gives you more room to breathe than most London homes of its kind. And its elevated position lets the light do its thing. At the back, the kitchen calms with pale-hued cabinetry and marble surfaces, while a bay window extends the space characterfully. To the front, the southwest-facing living room catches the sun through a further bay, and a fireplace anchors the space, flanked by built-in shelving.

A double bedroom, bathroom and separate WC also sit on this floor, while upstairs, the generous principal bedroom makes the most of the roofline. Skylights bring in plenty of daylight, with sunny spots for afternoon catnaps. There’s a convenient en-suite, and the Juliet balcony keeps things feeling connected to the outdoors. Built-in wardrobes in both bedrooms, and access to eaves storage, mean there's room for life's accumulations too.

South Tottenham is yours to explore from here, from morning coffees at With Milk to Georgian cooking at Gurmani. Sparrow brings Japanese flavours to the neighbourhood, while The Westbury and The Palm are dependable pub territory. Green spaces are easy to come by, with three great parks on the doorstep. And, when London calls, Turnpike Lane's Piccadilly line is less than 10 minutes away on foot.

THE OWNERS SAY

This flat has been our peaceful haven for the past six years, and we’ve loved living here. It’s so spacious, with all large rooms, and the evening sunlight filtering through the trees and lighting up the sitting room is something we’ll really miss. The master bedroom feels secluded and quiet, and we’ve loved sitting in bed, looking out from the Juliet balcony to the trees beyond. There’s a nice community feel to the road, too, which has made it a lovely place to call home.

We’re also really close to three great parks: Downhills Park, with its café, Lordship Rec, where there are lots of activities in the Rec Hub, and Belmont Rec. The tube is close by, so it’s easy to get into central London, but there’s plenty to enjoy locally, too. We love Autograf for Polish food, the French crêpe stall, and Green Lanes for Turkish food. It’s a great little corner of London to live in.

2 Perkyn's

Fuelling our coffee addiction since the day it opened, Perkyn's is one of the best for a coffee hit. A bottle shop, too, fridges filled with beautifully designed craft beers and wine that makes any occasion feel like a real treat.

3 Yard Sale Pizza

Yard Sale Pizza has made its way to Tottenham. In our book, even within an area blessed with stellar pizza joints, it takes some beating. The garlic pizza with cheese & marmite may change your life.

4 West Green Market

A new market has started in Tottenham, running on Saturdays from 10.30am – 3.30pm in the grounds of the Harris Academy. As well as fresh fruit and vegetables, baked goods from the Dusty Knuckle, coffee, and street food from jollof rice kitchen Jim Jima, you can also pick up flowers, vintage homeware and other goodies from local traders. Well worth heading down if you live nearby.
