The owner says

We have loved living in Harringay Road. Renovating our first home and starting our family here has been a special experience, and we will miss it dearly.

As a family, we have spent much of our time with friends in the open kitchen dining space and spilling into the garden. It's a perfect spot for entertaining.

Over the years, we've met so many lovely local people raising our girls here and have been lucky to have great neighbours. The area has a strong sense of community and is brilliant for families with loads of green space nearby. Downhills and Finsbury Parks are our favourites, and we have spent many happy Sundays socialising there.

There is always plenty to do at the weekends without needing to travel far. We love having the ever-changing vibrant Green Lanes on our doorstep, which offers a great mix of traditional Turkish food, coffee and morning buns from The Dusty Knuckle and Harringay Local Store for some weekend treats. The Salisbury is a firm favourite for family get-togethers or late-night drinks, and Jam in a Jar is equally versatile with delicious food, cocktails and live music in the evenings.

Points to consider

Energy Performance Certificate:

Current energy efficiency rating: D. Potential rating: B.

Council Tax:

In the Borough of Haringey, the property falls into Band D (£1,880 in 2022/23).

Utilities:

Currently (approx.) monthly charges: gas and electricity combined £200 and water £30.

Recent work:

The current owners have installed gas central heating, including a new boiler, changed all but one window (the kitchen bay is original) to period sash PVC, rewired the electrics and had the entire house replastered. The upstairs internal walls and ceiling have had new plasterboard insulation between the wall cavities. The downstairs hallway wall has been removed, and the kitchen/reception room has been knocked through to create a large living space with a new kitchen and upstairs bathroom.

Getting around:

There are plenty of nearby stations, including Turnpike Lane and Harringay Green Lanes, both half a mile away, and Hornsey, only slightly further at 0.8 miles from the property. Haringey has a slowly improving network of cycle routes across the borough, and Harringay Road benefits from traffic calming measures, including a no-entry restriction at one end of the street.

Anything else:

Crouch End is only 30 min away on foot. So too, Ally Pally for the farmers market and music events. Even Hampstead Heath via Gospel Oak is only a few stops on the overground from Harringay Green Lanes.

BRICKWORKS SAYS

The chequerboard tiled path and gilded fanlight offer an instant clue as to the effortless elegance of this three-bedroom terraced house. Within touching distance of Green Lanes, this home makes an impact with rich colours, textured wallpapers and original Victorian features, including picture rails, cornicing and ceiling roses, plus not one but three cast iron fireplaces.

While the historic qualities have been preserved, sympathetic renovations have resulted in an open-plan living area on the ground floor that connects the garden, kitchen and dining spaces. The theme continues upstairs, where the three bedrooms – plus a family bathroom – have been finished with a considered colour palette of pastel greens and deep blues.

Harringay Road has a diverse array of cafes and restaurants on its doorstep, with the local Turkish-Cypriot community to thank for delicious dining options, including top-notch souvlaki and some of London's best baklava. There is also a significant (and growing) list of independent shops, bars and pubs on the nearby streets. As for public transport, a selection of under and above-ground rail stations are a short walk away.

1 Beans & Barley

It began as a health food shop with a cafe as a sideshow, but the latter became so popular it grew and took over. Now, with an added a soft play area with kids’ toys and an expanded menu, it’s a huge hit with parents seeking solace in coffee and cake.

2 Harringay Local Store

Easily one of the best local places to get quality, organic produce and all sorts of other delicious or practical home produce. And you get to take it home in their own tote, which reads: “Not Another Tescos.” A sentiment we can all get behind.

3 The Salisbury

The grand establishment that is The Salisbury harks back to the days when the area was rather well-to-do. It’s both a relief and a delight that despite various refurbishments over the years, no one has gone and done anything silly like ripping out the original Victorian saloon bar and décor. A wonderful pub. And even more special when you can call it your ‘local’.

4 Perkyn's

Fuelling our coffee addiction since the day it opened, Perkyn's is one of the best for a coffee hit. A bottle shop, too, fridges filled with beautifully designed craft beers and wine that makes any occasion feel like a real treat.

5 Yard Sale Pizza

Mouth-watering Yard Sale Pizza has made its way to Tottenham. Grab a few pizzas with friends and enjoy al fresco across the road in Downhills Park.
