BRICKWORKS SAYS

In a peaceful pocket of South Tottenham, equidistant from Chestnuts Park and Seven Sisters tube, this wonderful home enthrals and surprises from the moment you step inside the private entrance, up the short flight of stairs, and into the glorious, open-plan living space.

Stretching nearly nine metres in length and anchored by the chimney and fireplace, the owners have intuitively designed the living space to wrap around this central feature, creating a natural division between the various living zones. It manages to be dramatic –– perfect for entertaining en mass –– yet intimate and adaptable to a variety of needs.

And it doesn’t stop there; everything about this home has been beautifully considered and realised. There are two well-proportioned bedrooms via a large landing, finished with painted floorboards and a window seat looking out onto the street below. Bold block colours have been used to create striking spaces that retain their utility, with in-built cupboards and extensive shelving. The bathroom leans on warm terracottas and pops of green to complete this beautiful home.

Stepping outside, the flat faces onto a small pedestrianised corner with trees with flats beyond. Grove Road is neatly positioned within easy walking distance of West Green Road, Chestnuts Park and Green Lanes, putting you in the midst of all the local landmarks. And with Seven Sisters tube about 5 mins away on foot, the rest of the city is opened up via the Overground and speedy Victoria Line.

THE OWNER SAYS

We have loved living here and have invested a lot of thought and love into making it a special place to live.

It’s very light and spacious, filled with sun in the mornings and has a lovely dual aspect with loads of space and green out the windows. The open plan living/kitchen area is brilliant for hosting (and doing yoga!); we’ve had at least 20 sitting around one long table as well as some great parties. And our little girl loves zooming around the open living space. We like the hallway in the middle separating the living area from the sleeping space tucked at the back. It’s like living in a house but on one elevated level.

We love the area and our neighbours on Grove Road and Lydford. And have enjoyed being part of active community groups. Plus, there’s a handy corner shop over the road. There are also lots of green spaces nearby: Chestnuts round the corner and Downhills Parks, plus the canal and wetlands. And it’s quiet, soon to be even quieter with the new LTN coming in. Also, the transport links are just superb: Gospel Oak in 25 mins, Hackney Central in 20, and then there’s the Victoria line which never lets us down.

POINTS TO CONSIDER

Energy Performance Certificate:

The EPC gives a current and potential Energy Efficiency Rating of C.

Council Tax:

Part of the borough of Haringey, the property falls into Council Tax Band D (£1,804.70 in 2022/23).

Tenure:

One of two flats in the building, the flat comes with a share of freehold and 895 years left on the lease.

Utilities:

Monthly utility costs run at gas £40, electricity £45 and water £25.

Recent work:

The current owners have carried out a complete refurbishment, including new electrics and plumbing, as well as reconfiguring the existing layout to create an open plan kitchen/living area. Specific work includes new engineered oak floorboards with insulation between the joists and acoustic underlay, separating the ground floor flat. Thermal insulation has been put in the loft, and all existing windows and sills have been repaired and repainted internally and externally. The entire property has also been re-plastered and redecorated, with a new kitchen and bathroom including new finishes, fittings and fixtures, and inbuilt joinery.

The loft is demised to the property, and the owners have secured planning permission to extend into the loft to create two bedrooms, an ensuite and a large roof terrace. Plans are available on request.

Anything else:

The area is part of Haringey Council’s Low Traffic Neighbourhood (LTN) plan for St Ann’s. Already passed the consultation phase, this initiative will only enhance the sense of quiet community while improving air quality.

1 Café Lemon

A little ray of sunshine, this chilled-out café caters for every taste with an eclectic menu. Run by a friendly bunch, it has a dedicated following of locals, as the polaroids of regulars can attest!

2 Pasero

Newly opened café and restaurant with good coffee, wine and happy hour-negronis.

3 True Craft

In this crazily-good pizza joint on the West Green Road, local craft beers (like Beavertown) sit happily next to quality imports (think Weizen-style Bavarian), giving you all kinds of problems when it comes to ordering. One of the most favourite spots in South Tottenham, and rightly so, you can also 'takeaway' if you fancy.

4 Yard Sale Pizza

Mouth-watering Yard Sale Pizza has made its way to Tottenham. Grab a few pizzas with friends and enjoy al fresco across the road in Downhills Park.

5 The Palm

This is everything a local pub should be: craft beers/ales on tap, delicious food and bar snacks, and–to top it off–a brilliant team that runs it. Whenever we just “pop” in, we can’t help but stay for hours. Plus, we can assure you their Sunday Roast is pretty much perfect.
