With Clissold Park right on the doorstep, this lovely one-bedroom flat in Stoke Newington has two private garden spaces, pretty period details and a serene, secluded vibe that belies its buzzy location, moments away from Church Street.
Grazebrook Road, Stoke Newington, 1 Bed. Flat
Cheerful and cosy in equal measure, this one-bedroom flat in Stoke Newington has not one but two private outdoor spaces: a back patio and a landscaped front garden complete with Japanese maple. These two oases of green give the entire space a secluded feel, with lush views from every window and a bright, airy character. The bay-fronted living room, with its elegant fireplace and period shutters, is a social hub for relaxing or entertaining. The striking kitchen and shower room are all clean lines and mod cons. And the peaceful bedroom is bathed in warm light from the French doors leading out to the patio. Every room opens off a long central hallway, so there’s plenty of privacy inside as well as out. That’s a luxury in and of itself, given this flat’s proximity to one of the liveliest stretches of North London.
Clissold Park is practically the flat’s third garden, it’s so close. Stoke Newington Church Street—with its indie shops, gourmet cafes, friendly pubs and foodie-favourite restaurants—is just down the road. So is Stoke Newington Overground station, with its quick service to the East End and the City. Manor House on the Piccadilly Line is also walkable.
THE OWNER SAYS
We absolutely love our gem of a flat. The location ticked every box for us: a five-minute walk to Church Street and all the fab restaurants, pubs and independent shops, but tucked away on a quiet, leafy street within a stone’s throw of Clissold Park. Stepping out of the front gate and seeing the park right there is pretty special.
Having sole use of both the front garden and the rear patio garden makes the flat feel private, secluded and safe. There is greenery outside of every window. We especially love the view from the large bay window in the reception room and its cast iron fireplace and opening the French doors in the bedroom on a perfect spring morning. Lying there, listening to the birds outside is magic. Plus, the cool old back door with its little window!

Beautiful interiors and lifestyle store on Church Street, stocking some of our favourite homeware brands. One of our go-to's!
This place is bread heaven! All baked on the premises, the vibe is stripped back simplicity – it’s a great pitstop for coffee and cake while you pick up your morning loaf. Arrive early though to avoid disappointment; they do tend to sell out of the favourites (the seeded rye is ours) by the afternoon.
This steller pub was recently highlighted as one of the best roasts in the country by The Observer magazine. Excellent food and wine, right next to Clissold Park.
Delicious bagels and babkas. Need we say more!
