Looking down on a quiet, no-through road in Highbury, this painstakingly remodelled three-bedroom flat is laid out over two floors with a sunny, south-facing balcony.
Lively Highbury Fields is at the end of the road. The countless shops, restaurants and nightspots along Upper Street are walkable, too. So are mainline, Overground and Underground stations.

THE OWNER SAYS
I fell in love with the period details—the fireplaces, the large sash windows, the high ceilings, the beautiful cornicing. These are complemented by the lovely view from the kitchen and back bedrooms, which overlook gardens and a quiet car-free mews road. It always makes me feel like I’m in the country. During the day, light floods though the back windows and the whole space feels bright and airy. In the evening, the soft grey of the walls and subtle industrial lighting make the flat warm and inviting.
I absolutely adore this area of London. The street is quiet, with almost no through traffic. The park is only a few metres away, and in the morning it’s so quiet and pretty. There are many stunning local walks through Highbury, Canonbury or Barnsbury, and Upper Street is bursting with gorgeous shops and restaurants.
POINTS TO CONSIDER
The EPC gives a current Energy Efficiency and Environmental Impact Rating: C.
In the Borough of Islington, the house falls into Council Tax Band E (£1,891.85 in 2020).
One of only two flats in the building, the flat has a share of freehold with 997 years remaining on the lease and no ground rent. There is a service charge of £574 annually, to cover buildings insurance.
The property includes large loft space that could easily be converted into another floor.
In just the past two years, the current owners have refitted and retiled both bathrooms including marble tiles and basin in the master bathroom, installed new lighting fixtures (Buster & Punch), installed a new boiler and radiators, put down bespoke, limewashed oak flooring throughout the first floor, and seagrass carpeting, replaced the window in the first-floor bathroom and fitted shutters and iron curtain rails. The flat has been completely repainted and there is new bespoke joinery throughout, including shelving units and a fitted wardrobe.
Meticulously designed around graceful period details, this spacious three-bedroom duplex feels both sophisticated and serene. Discrete, perfectly proportioned rooms branch off the bold spindle staircase. The main living space is punctuated by an original fireplace and dramatic cornicing. Off the first-floor bedroom is a leafy south-facing balcony. And the second-floor bedrooms share an elegant shower room, so it’s easy to host overnight guests—or to carve out distinct family and work spaces. Bespoke shelving and cabinetry abound, and there’s even a loft for longer-term storage.
If the flat itself is a knockout, so is its location. Tucked down a no-through road right next to the green swathes of Highbury Fields, it’s walkable to every shop, pub, café and nightspot between Highbury and Islington. Transport links include Underground, Overground and mainline stations within strolling distance. All of which makes this a no-compromise flat in a neighbourhood that embodies the best of north London living.
