Amongst the handsome, Victorian buildings that line Evering Road, this two-bedroom garden flat in Stoke Newington is a real find. From the master bedroom with its broad bay window to the open-plan contemporary living area that overlooks the pretty, south-facing garden, all the key ingredients are here. Within two minutes’ walk of Rectory Road station and only slightly longer to get to Stoke Newington High Street and Church Street, this is an ideal base from which to explore the array of independent restaurants, cafés, bars and shops the area has to offer.

THE OWNERS SAY

We have had a wonderful time in our homely flat on Evering Road. The way the light bursts into the kitchen throughout the day and the garden sun trap are particular highlights. The combination has seen many an afternoon and evening entertaining friends and family. We will miss this much-loved flat greatly.

We also love Stoke Newington (which is why we are planning to stay in the area) for the fantastic selection of restaurants on the High Street and Church Street. It's not just restaurants though, the new Mint Gun Club does amazing cocktails, as does Fontaine’s just around the corner and we enjoy a drink in Stokey's many pubs.

POINTS TO CONSIDER

The EPC gives a current Energy Efficiency Rating: C & Environmental Impact Rating: C

Part of the borough of Hackney, the flat falls into Council Tax Band C (£1,221.93 for 2018/2019).

There are three other flats within the building, and all owners have a share of the freehold. Approximately £300 a year covers the service charges for the buildings insurance and to help maintain the building, which is mutually agreed upon by the freeholders.

BRICKWORKS SAYS

The open-plan kitchen and dining room were already elegant and modern when the current owners moved in, but they’ve enhanced the space further by opening up a wall to the reception room. The bespoke cabinetry looks great and holds plenty of storage; but it also acts as a natural divider to the zones of the room, as well allowing light to flow further through the flat; a neat solution.

Out in the garden, we’re big fans of the gorgeous fruit trees and cream paving – it has a hint of Mediterranean about it. The creeping plants and low shrubs are the perfect backdrop for this suntrap, to both relax and entertain in.

4 Bake Street

Welcome to your new favourite coffee spot. While they are not reinventing the wheel, what they do, they do brilliantly. Run by Hackney-raised siblings Amirah and Feroz, the love and care that goes into everything they do shines through. Best on warm summer days, when the entire frontage opens up, it's still a great place to go year-round. Whether you want to mingle, work, or simply grab a quick coffee and something delicious to eat, this is the place for you.

5 Cafe Melo

As you would expect, Melo serves excellent coffee (Allpress beans), but that is only the hook to get you inside. What keeps you coming back are their seriously delicious plates, tempting toasties and a smorgasbord of–– frankly––irresistible sweet treats. With a focus on locally sourced ingredients, including vegan and gluten-free options, this place is a gem.
