THE LEGAL BIT
While we strive to create true-to-life photographs, floor plans and descriptions, our marketing material is only a guide. Purchasers should always visit in person, ask relevant questions and triple-check details. Brickworks takes our duty of care incredibly seriously and takes all reasonable steps to ensure all presented information is correct. However, we sometimes rely on the accuracy of the information provided to us by the seller and others. Also, please note that we often round up/down total floor plan measurements and/or use approximate distances.
BRICKWORKS SAYS
Arranged over the two uppermost floors of a handsome Victorian terraced house, this flat has a luxe bohemian vibe that is homely and inviting.
Upstairs, the open-plan kitchen/dining room has built-in seating, reclaimed parquet wood floors, exposed brick walls, and earthy ceramic tiles. The bright main bedroom suite (complete with roll-top bath) stretches out under two skylights and offers built-in wardrobes and storage under the eaves. Downstairs there is a quiet second bedroom (perfect for guests or a work-from-home space) and an ingeniously designed shower room that maximises the available space.
Then there's that roof terrace. Drenched in sunlight from dawn to dusk and completely private, providing an enchanting view over rooftops. It also overlooks the downstairs garden, which blooms with peonies and roses throughout the spring and summer.
This gorgeous home is neatly positioned in the middle of Stoke Newington, Clapton, and Hackney Downs. The indie shops, foodie-favourite restaurants, and lively pubs of Stoke Newington High and Church Streets are on the doorstep, as are the green spaces of Hackney Downs, Clissold Park, and Abney Park. Transport is covered too. Rectory Road station is at one end of the street, and Clapton station is at the other, which puts Liverpool Street and the City about 20 minutes from the doorstep.
THE OWNERS SAY
We have loved living in this flat so very much. It is full of light and feels so spacious whilst also being cosy. We love our morning coffees sitting on our window seat with the treetop views, and the rooftop terrace gets sun all day and is perfect for sunset drinks. And, of course, taking a bath under the skylight is pure heaven.
We are hoping to stay in the area—it is such a wonderful part of London with a strong community, great transport connections, and plenty of local, independent businesses.

landmarks
1 Core Clapton
A wellness centre that makes you feel good just by being there. The incredibly light, bright space plays host to yoga and pilates classes, therapies to give you a boost, and is available to hire for parties when you want to let your hair down.
2 The Crooked Billet
An absolute stalwart for anyone in E5, this long-standing pub has something for all seasons, whether that’s a beer in the garden in summer, or a cosy fire to sit around in winter. Expect gastro pub grub, decent ale, and good vibes.
3 Sodo Pizza
The original Sodo Pizza, where you’ll find the most delicious, crispy sourdough pizzas this side of London. If you can’t grab one of their few tables, the canteen-style shared space provides a neat spot to grab a bite. Don’t let the limited menu put you off; everything here is done perfectly (including the drinks list).
4 The Tram Store
What was once the Clapton Tram Depot is now a haven of botanical delights, serving deliciously local food in the café, and crowd-pleasing Sunday roasts at the Clapton Country Club. And if you’re not in the mood for food, you could go to one of the many fitness classes on offer at BLOK – high intensity training anyone?
5 The Clapton Hart
We are very fond of this place. At the front, a long Victorian bar dominates the space as people jostle for position. Towards the back, there are several smaller, more intimate areas for groups to huddle round to talk and set the world to rights.
