THE LEGAL BIT

While we strive to create true-to-life photographs, floor plans and descriptions, our marketing material is only a guide. Purchasers should always visit in person, ask relevant questions and triple-check details. Brickworks takes our duty of care incredibly seriously and takes all reasonable steps to ensure all presented information is correct. However, we sometimes rely on the accuracy of the information provided to us by the seller and others. Also, please note that we often round up/down total floor plan measurements and/or use approximate distances.

BRICKWORKS SAYS

This home is a prime example of modern house building, created by architect-owners who wanted to design a low-impact home that doesn't compromise on looks. From the outside, it sits harmoniously with the neighbouring Victorian properties, but inside, it feels pristinely modern. The living area opens through double doors, revealing two light-filled reception areas that flow to the flawlessly designed kitchen, culminating in a box extension with Heritage frame French doors that beckon you to the freshly landscaped garden.

The upstairs, accessed via an open-tread staircase with an endless French-polished handrail, is equally chic. The are five bedrooms in total; three on the first floor and two on the second. All of them decorated in neutral tones, with plush carpet underfoot, while the bathrooms, one on each floor, are a triumph and would look right at home in a boutique hotel. The owners have taken great care to create a high-end finish built to last, with Mandarin Stone tiles, Crosswater fittings, and Kaldewei steel baths. All done with a future-proofed energy rating thanks to a modern heat pump that provides year-round, low-cost heating and hot water.

Ramsgate is a seaside town that has retained much of its Georgian and Regency architectural charm. Like neighbouring Margate, it continues to evolve as part of the creative-focused rejuvenation of the Kent coast. There's still a healthy dose of salt-of-the-earth boozers and fish and chip shops, but they now sit happily alongside bustling brunch spots, independent wine bars and vintage stores. The town is famed for its views across the Royal Harbour, and while the promenade and sandy beaches have a timeless pull, there is so much more to Ramsgate waiting to be discovered.

THE OWNERS SAY

Number 9 was built to flow like a modern home with the rich quality of a Victorian terrace.

It offers a low-maintenance and low-energy home in a mature and settled neighbourhood, where a mix of local and incoming families, professionals and creatives provide a homely community.

1 Union

Union is a yoga centre on Queen Street in Ramsgate. Providing classes for complete beginners up to experienced practitioners, everything they do is grounded in a love for the practice, including retreats in Portugal, massage, and even Yoga teacher training. There is also a café on site that serves simple, seasonal, vegetarian breakfasts and lunches, plus some cakes made by their lovely, in-house team. Open Monday through Saturday, 9am—3pm. Food served 9am—2.30pm.

2 Ramsgate Music Hall

The Ramsgate Music Hall has built a solid reputation, even winning NME's Britain's Best Small Venue award in 2015. Music halls and small theatres play a vital role in building and strengthening communities. We know this more than ever as one of our team–the amazing Sara–runs the Tom Thumb Theatre in Margate. Through speaking to her, we came to understand the often unexpected ways they interact with and support local people.

3 Penelope

Everyone needs a place like Penelope in their lives. Its unpretentious, low-lit, and welcoming vibe is backed up by outstanding natural wines, craft beer, and a wide selection of 0% options. Penelope's co-founder, DJ Breese, regularly welcomes guest spinners to showcase their record collections. Open Thursday to Sunday.

4 Pegwell Bay

Pegwell Bay is a geological gem, and the nature reserve is of international importance. Its coastal habitats are unique to the South East of England, offering a chance to glimpse wading birds and birds of prey, including Peregrine Falcons and Avocets. With stunning views of Sandwich and Deal to the west and the cliffs of Ramsgate to the east, it is a great place to walk or cycle.

5 Fruits de Mer

If you want the best, freshest fish, go to Jason at Fruits de Mer in Broadstairs. These were words said to us on our first trip to the Kent Coast many years ago. And while the world has changed a lot since then, this advice still stands today.
