THE LEGAL BIT
While we strive to create true-to-life photographs, floor plans and descriptions, our marketing material is only a guide. Purchasers should always visit in person, ask relevant questions and triple-check details. Brickworks takes our duty of care incredibly seriously and takes all reasonable steps to ensure all presented information is correct. However, we sometimes rely on the accuracy of the information provided to us by the seller and others. Also, please note that we often round up/down total floor plan measurements and/or use approximate distances.
BRICKWORKS SAYS
From the outset, this building makes an impression. The vivid green cladding and glass tower give it a striking, almost sculptural quality. Designed by two of Britain’s most influential post-war architects, it exhibits the hallmarks of the high-tech style with which they are closely associated: lightweight materials, precise detailing, repeated modular bays, and a strong emphasis on both communal and private outdoor space — a distinctly 1970s vision.
Spread across two floors, there is a surprising amount of space, with every inch put to good use. The open-plan living area extends an impressive length — the white kitchen, accented with a gorgeous, high-gloss, grass-green unit, sits at one end, while the cosy lounge is bathed in light at the other. The bedrooms, one on each floor, have sliding, full-width aluminium windows, matching those in the living room and framing views of the surrounding treetops.
Already filled with light, the flat is sharpened by the crispness of its decor, while the bathroom makes a statement of its own with a bold monochrome palette. Yet it's above that the home truly shines. Step onto the private roof terrace, and the city falls away; the sky opens wide, framed by white-washed walls that create a rare sense of seclusion.
You don't need to venture far from Beechwood Lodge to find something to delight. On one side is Stoke Newington, with its independent shops and long-established creative scene; on the other, Tottenham, thriving with a new wave of energy thanks in part to the microbreweries that have made it their home. Green space is also nearby, from the wilder beauty of Woodberry Wetlands to the leafy towpaths of Springfield Park and the canal beyond.
THE OWNERS SAY
We spent eight years living at Beechwood Lodge and immediately felt at home there. As a lover of modernist architecture, the building immediately chimed with our design aesthetic, being light and also functional. I love that the flat is not overlooked and has such fabulous views. The terrace has been an important space for our social gatherings or simply reading a book.
The location also offers so much, particularly the ease of getting to the things we loved to do such as parks, cinemas, theatres, as well as easily accessible for work and good schools.
We were sad to leave our neighbours, all of whom are lovely and also passionate about Beechwood Lodge.

Anything else:
Beechwood Lodge is a modernist residential block designed in 1973 by the then-partnership of Terry Farrell & Nicholas Grimshaw. One of their earliest housing projects, with just twelve flats, it remains a distinctive example of post-war design and an early marker in the careers of two of Britain’s most influential architects. The property is also double glazed throughout.

1 Woodberry Wetlands
Next to the reservoir. A haven for wildlife and people, and with a lovely cafe overlooking the ponds.
2 The West Reservoir
Lush outdoor swimming spot, in the summer it even warms up enough for fair-weather swimmers.
3 The Clarence Tavern
This steller pub was recently highlighted as one of the best roasts in the country by The Observer magazine. Excellent food and wine, right next to Clissold Park.
4 Escocesa
With an exciting mix of Spanish mains and fresh Scottish seafood in chic industrial setting, this is our favourite spot for taking friends and family for a special night out without leaving the area. As you enter, stools around a bar look over the open kitchen with chefs preparing oysters and scallops. At the back, a relaxed but stylish restaurant serves wonderfully modern Spanish dishes. Encantamous!

Delicious bagels and babkas. Need we say more!
