BRICKWORKS SAYS

Packed full of Edwardian charm, this three-bedroom family home will enchant you as soon as you step through its original glass front door. A dramatic monochrome hallway with a golden yellow ceiling invites you in, with a moody blue living room-cum-office at the front and a vast kitchen-diner-cum-sitting room at the rear. From the kitchen, a wall of bifold doors opens up onto the recently landscaped north-west facing garden –– complete with an outdoor kitchen, making it the ideal ‘outside-in’ spot for parties and entertaining –– while the jet-black kitchen takes centre stage against pops of pretty pink walls. There’s a handy corner to house extra storage or a cute kids’ nook, as well as a small utility cupboard and a perfectly formed downstairs toilet.

If storage space is a concern, it needn’t be; there’s plenty of it with a cellar, convertible loft space and garden shed. Upstairs, you’ll find two beautifully designed double bedrooms and a sweet single bedroom, ideal for a nursery or office. The bathroom is kitted out with industrial-style white tiles, green marble touches and an unexpected black ceiling for a super slick finish.

Nestled between several green spaces, including Wanstead Park and the Wanstead Flats, Aldersbrook is a quiet and popular neighbourhood, especially with young families. The pretty conservation area is lined with handsome Edwardian homes and has a wonderful primary school at its heart. Walks through the various parks will take you to Forest Gate, Leytonstone and Wanstead, so there are plenty of much-loved establishments to test out. Dip your toes by trying a hot cuppa at the Wanstead Tea Hut, a pint at the Leytonstone Tavern, Bare Brew for brunch and Daygustation Wines for an evening tipple.

THE OWNERS SAY

We have loved living and raising our young family in Aldersbrook for the last six years. Being surrounded by beautiful parks and green space is amazing, as is the local community - everyone is very proud to live in this 'hidden gem', which feels like the perfect compromise of proximity to London and open space.

The Elizabeth Line has been a real game changer, too - being able to get to Bond Street in under 20 minutes is amazing, but we're also a short bus ride or cycle from Wanstead or Leytonstone, which are on the central line.

The house itself has been lovingly restored and updated for modern life. We spend most of our time in the large kitchen-dining-living space, which opens up to the patio and outdoor kitchen. We regularly hire the house as a shoot location for filming (which is a handy extra source of income!). It's been featured in Real Homes magazine as well as the December 2023 issue of Ideal Home magazine - it looks amazing decorated for Christmas!

POINTS TO CONSIDER

Energy Performance Certificate (EPC):
Current Energy Rating D. Potential Energy Rating B.

Council Tax:
The property falls into Band E (£2414.81 in 2023/24) in the borough of Redbridge.

Utilities:
Current monthly costs are approx.: Electricity £90, Gas £90 and Water £42.

Recent work:
The current owners have completely gutted this beautiful home. They’ve rewired, replastered everywhere, extended to the back (under permitted development), new kitchen, downstairs loo and bathroom. New lawn, shed, patio and fences in the garden. New flooring throughout and underfloor heating in the extension. They reinstalled original features that had previously been stripped out (like coving and fireplaces) and added a gas stove in the front living room, bifold doors at the back and new blinds and curtains.

Getting around:
Aldersbrook lies in the middle of Wanstead to the north, Leyton to the West, Forest Gate to the south and Ilford to the East. The recently-opened Elizabeth Line whizzes you into Liverpool Street from Manor Park in just 16 minutes, while the Central Line from Leytonstone and the Overground from Wanstead Park are easily accessible by bus or bike.

Schools:
Aldersbrook Primary School is the only school in Aldersbrook itself and is highly rated by local parents. For secondary schools, Wanstead High School, Buxton School and Valentines High School are the closest.

Anything else:
The neighbours on both sides are owner-occupiers, and they’re both quiet and lovely with grown-up children (at university).

Chain:
The owners have seen somewhere they like already. So, things are lined up to go.
