This stylish and minimalist family home is a perfect marriage of Victorian character and contemporary design. The double reception flows elegantly into the large, light filled kitchen/dining space, where full height, sliding windows open out onto a peaceful garden. Already a substantial and beautiful home of grand proportions, there is the scope to expand into the loft, which has the potential for two more bedrooms and a second bathroom to make a five bedroom ‘forever’ home.
Found on a quiet road moments away from bustling Stoke Newington High Street and Church Street, this home is in the perfect spot for nipping out to the huge range of independent shops, cafes and restaurants, or heading into town for work or a night out.

BRICKWORKS SAYS
As soon as we stepped through the door we were smitten. With all the charm of a Victorian property; beautiful fireplaces, cornicing, ceiling roses and wooden shutters and doors, this home also has the light, space and flow of a thoroughly modern and practical family home.
A high-quality renovation has been completed in the past year meaning fixtures and fittings are bespoke and spanking new, and decoration is ‘just so’. The chic kitchen extension and bathroom are immaculate highlights. We’re excited by the fact that there is still the possibility to extend too. With a precedent on this street of opening up into the loft, a further two bedrooms and bathroom are the obvious choice, but home studios, offices or cinemas are all exciting possibilities.
Stoke Newington is one of the most sought after areas in North London, and rightly so. Church Street has a commitment to independent enterprises and it really is possible to get everything you need without setting foot in a major supermarket or chain store. For families, it is a haven. As well as incredible facilities for children of all ages including Clissold park with its animal enclosure, and play areas, there is every conceivable club and activity. There’s also a genuinely close-knit community with a village mentality.
THE OWNER SAYS
When we first viewed this house, we were blown away by how much lighter and more spacious it was, much more so that than other houses we looked at in the area. We loved the extra wide hall, large windows, and original features.
In renovating we have replaced the sash windows, updated the decor and included modern touches such as underfloor heating in the bathroom and kitchen. We designed a family eating and cooking space where we spend lots of our time. It’s a real cook's kitchen with a place for everything, and a long run of lovely smooth ‘corian’ work surface – perfect for rolling pasta! It's lovely having family and friends sit at the big central island while we cook. We get wonderful sunlight throughout the day too.
We absolutely love our house, but now is the right time for us to move out of London to be closer to family and nature.
POINTS TO CONSIDER
Part of the London Borough of Hackney, the property falls within Council Tax Band E (£1,624 for 2017/18).
Energy Efficiency Rating: E / Environmental Impact Rating: E
The current owners have created a practical garden with astroturf and some basic planting, but this could be a challenge and real joy for somebody with green fingers.
The recent kitchen/diner extension has been finished to the best quality and was made by Bespokea using Corian work surfaces and high end appliances. If the turquoise isn’t to your liking (though we love it) the bespoke doors are super simple to replace.
The location is great for transport with Rectory Road around the corner with trains to Liverpool St and loads of bus routes. It is also a very short walk to the shops on the High Street and Church St. There are lots of green spaces and playgrounds in short walking distance (Stoke Newington Common, Hackney Downs, and the wonderful Clissold Park).
The home is in a good location for schools and nurseries. Lyndon children’s center, and Minihome nursery and yoga studio are just two wonderful pre-school facilities. And the house is close to a number of very good primary schools including William Patten and Nightingale.

1 Victory Mansion
This insanely cool bar/laid-back restaurant is a little gem. Not making a big statement from the outside, the interior has real Art Deco glory, with a beautifully crafted wooden bar, and sumptuous palm wallpaper. We love trying inventive cocktails and their delightful small dishes. One of our team's favourites is the charred leeks with crispy quinoa, it's utterly delicious.
