BRICKWORKS SAYS

Moments from Regent's Canal, this spacious first-floor flat is part of an attractive, low-rise, purpose-built 1950s block. Thoughtfully remodelled, it has windows along its northern, eastern and southern aspects, meaning the apartment is filled with light throughout the day. The owner has cleverly paired bold colours with crisp white walls to create a space that feels both cosy and endlessly bright.

Extending to more than 900 sq. ft, the flat offers a large reception room and a self-contained kitchen – both with balconies big enough to bask in the sun with coffee/wine. The sense of space continues with a bathroom that accommodates a bath and shower, while the separate WC and two storage cupboards are located off the hallway.

Smack bang between some of east London's most prized eating and drinking establishments, Crofts House offers easy access to weekend markets, a city farm, canoeing on the canal and even a local coffee roastery. Teale Street lies just off Goldsmiths Row, a pedestrianised passage and the perfect starting point for a Sunday cycle, linking London Fields and Broadway Market with Columbia Road and Shoreditch. When going further afield, a 10-minute stroll brings you to either Hoxton or Cambridge Heath train stations. Half an hour on foot gets you to the City, while the West End is just 20 minutes away by bike.

POINTS TO CONSIDER

The EPC gives a current Energy Efficiency Rating of: D.

In the London Borough of Hackney, the house falls into Council Tax Band B (£1246.10 in 2021/22).

The current owners carried out a major refurbishment in 2017, with extensive re-painting, a new kitchen, new flooring and new plug sockets in every room. They also had a new boiler and built-in dishwasher installed and reconfigured a storage cupboard to fit a separate plumbed-in washing machine. The flat has been refreshed again in recent times.

One of 6 in the building, the flat is leasehold with 184 approx. years remaining. The annual service charge is £1,700, which includes the ground rent. Currently monthly utility costs run at gas £50, electricity £50 and water £30.

THE OWNERS SAY

This flat is so well-placed, I've loved being within touching distance of everything I need and connections to further afield, as well as enjoying the outside space.

At the weekend, you could find me following the sun round the balconies with a cup of coffee, and then popping out to eat on Broadway Market and Columbia Road, around Shoreditch, Hackney Road, and Bethnal Green, or up through London Fields to Hackney and the Marshes to play football — no better way to spend a lazy day.

For a long time I cycled into Covent Garden and Soho for work, which I'd nailed in 20-25 minutes. And never too far from friends and travels with Bethnal Green, Old Street, Hoxton and Cambridge Heath stations. (Also London City airport and the quick National Express to Stansted is very useful.)

Working from home here was an unexpected dream, and I occasionally had a free spare room so people could stay after a long dinner party if they wanted to!

landmarks

1 Pavillion Bakery

Grab an early morning coffee, a lunchtime sandwich, or your weekly sourdough loaf at this sweet little shop in the heart of Broadway Market.

2 Broadway Market

A short walk away, nestled between Regents Canal and London Fields, this much-loved, weekly farmers market is a proverbial smorgasbord of culinary delights. There are also some amazing vintage clothing shops and independent boutiques that line the street.

3 Campania & Jones

This small, family run Italian restaurant is just off Columbia Road and is AMAZING. Set within a beautiful old dairy it is easily one of the most special places in the area. Indeed – we think – anywhere in London. We won't say any more, just GO. OK?

4 Morito

Morito has served arguably the finest tapas in London since it first appeared as an offshoot of Moro in Exmouth Market in 2010, and in 2016, Hackney got its very own Morito—bigger, brighter, and perhaps even better, thanks to its unique fusion of Spanish and Northern African cuisine. Try a little bit of everything (that’s the beauty of tapas, right?!), then chase it down with a full flight of sherry from the extensive menu.

5 Bistrotheque

A Modern European restaurant set in white-painted converted warehouse, this stylish gem features a bustling open kitchen and fashionista crowd worthy of people-watching. A decade on, creative sorts still clip-clop in wearing penny loafers for candlelit bistro dinners, and brunch is still a scene.
