THE OWNERS SAY

We've loved living in Milborne House and this part of Hackney. We are a short walk from London Fields, Victoria Park and Broadway Market and we've made the most of having some of East London's best parks and restaurants nearby. Our neighbours are friendly –– one who we rarely see knitted our baby a bonnet –– and the street surprisingly quiet day and night.

Well Street High Street is just around the corner and has transformed in the seven years we've lived here, with new great bars, cafés, restaurants, and grocers. We are selling in the depths of winter, but most of the year, the garden is green and vibrant, and it was a sunny sanctuary for us during lockdown.

The flat has seen us through several happy life stages; when we lived with a friend, when we got married, and when we had our baby two years ago. If we weren't having another, we'd be staying here! We hope the new owners love living here as much as we have.

THE LEGAL BIT

While we strive to create true-to-life photographs, floor plans and descriptions, our marketing material is only a guide. Purchasers should always visit in person, ask relevant questions and triple-check details. Brickworks takes our duty of care incredibly seriously and takes all reasonable steps to ensure all presented information is correct. However, we sometimes rely on the accuracy of the information provided to us by the seller and others. Also, please note that we often round up/down total floor plan measurements and/or use approximate distances.

BRICKWORKS SAYS

Within the heartland of Hackney, in a surprisingly quiet and leafy spot, the current owners have brought this flat up to scratch and then elevated it to a whole new level. Remodelled and updated, including opening the kitchen and reception room to make a larger bathroom, they have created practical, contemporary spaces with understated style.

A pared-back palette of soothing neutrals and greens has produced a haven of calm. Tiles used in the everything-in-its-place kitchen and echoed in the bathroom are simple, classic and cool. And being a mid-century block, storage is not just an afterthought––it has been designed cohesively within the footprint of the flat. If we were to pick our favourite part, it would be the living area that looks out over the south-facing garden, with views of the large maple in the communal gardens beyond. The private garden area is delightfully low-maintenance, with plenty of room for eating and drinking. It will excite anyone green-fingered looking for a sunny spot to make their own.

Cresset Road is smack bang in the centre of Hackney, beloved by those who live here, and with good reason. It's earned its place as one of London's most-coveted neighbourhoods thanks to wall-to-wall destinations for all things food, music and culture. This corner, with community-owned Chesham Arms, an ever-growing list of bakeries and restaurants, and the revitalised Well Street High Street, is on the up and up.

1 Well Street Pizza

When you have a pizza itch that needs scratching, head straight to Well Street to pick up a slice of Naples. The pizzas are the real sourdough deal, and the beer is local – what’s not to love?

2 Chesham Arms

A pub that inspires great passion amongst locals (the community came together to fend off developers) and you can see why. With decent beers, a wood burner and beer garden, it suits any weather and is the epitome of a friendly local. Long may it last.

3 Hackney Picturehouse

Hackney’s wish for a proper cinema was answered in 2011 with the arrival of the magnificent Hackney Picturehouse. With one huge and a few smaller screens, it's part of a tiny British chain of stylish, intelligent cinemas. The still new-feeling Picturehouse shows well-selected mainstream releases as well as indie flicks. The cafe is worth visiting in its own right too.

4 Dark Arts Coffee

Every neighbourhood needs decent coffee, and this is the go-to for those who take their coffee roasting seriously. Discover global flavours with a brew-at-home subscription, or show your allegiance with some Dark Arts merch.

5 Hackney Empire

This beautiful Victorian theatre stages diverse productions including the best of British drama, opera and ballet and interactive live shows for little ones.
