THE OWNERS SAY
London's size and scale mean it rarely offers a proper sense of community. This place does. Being so close to the park, a good school where our kids go, and the inviting pub means it's easy to connect with people and bump into friends each day. It's been a pleasure to have a family home here.
It was a labour of love getting the house how we wanted it. The kitchen has been a space for parties, dinners at the bar, and plenty of movie nights with the projector. There isn't exactly space for a football match outside, but ample for entertaining in the summer and hassle-free when the kids want to play throughout the year.
Having our own bedroom to retreat to has been a blessing. It's peaceful up there, and the separate wardrobe and changing area make it easy to keep uncluttered and feel spacious. The house has been a great wrapper for our lives: birthdays, parties, dinners, heading to the park with the kids, pub visits and barbecues outside, so we'll be staying in the area!

BRICKWORKS SAYS
Found just off Philip Lane, on a quiet residential street, this stylish three-bedroom home exudes a bold, contemporary vibe from the moment you walk through the teal front door.
The interiors are undeniably impressive, cleverly combining modern and traditional elements for maximum impact. On the ground floor, the open-plan double reception room is split, offering plenty of room for a sofa and a dining table. Bespoke joinery, stripped floorboards and sky-blue walls create a cohesive look that ties the two areas together. The gorgeous kitchen is bright and airy, featuring a striking granite island that acts as the focal point for people to gather around. The bifold doors span the entire back elevation and open onto the courtyard garden, full of plants, space for seating, and a little lawn. It's small but perfectly formed.
On the first floor, there are two double bedrooms as well as a stunning family bathroom with a large walk-in shower, freestanding bath and statement sink. Continue up, and you'll find a superb loft main bedroom, with steps down to a dressing area with more bespoke cabinetry. There's also an impressive shower room with striking views of rooftops and distant skyscrapers.
The Downhills Park area is known for its fantastic selection of restaurants and pubs, such as The Palm and Ten to One, as well as numerous coffee shops, including With Milk and Perkyns. The property is within walking distance of Seven Sisters Underground and Overground stations and some of the best schools and parks in the area, making it incredibly popular for young families looking to put down roots.
POINTS TO CONSIDER
Energy Performance Certificate (EPC):
Current Energy Rating C. Potential Energy Rating B.
Council Tax:
The property falls into Band C (£1,872 in 2023/24) in the borough of Haringey.
Utilities:
Current monthly costs are approx: Electricity £70, Gas £80 and Water £40.
Recent work:
The current owners created an extensive architect-designed rear extension, including a new concrete floor and underpinning steels to support the expanded space and future development in the loft. Velux windows and bi-fold doors were installed, and a new kitchen was fitted, complete with a granite surface kitchen island. The chimney breast in the family bathroom was removed, and structural steel was put in above for support, expanding the footprint slightly and enabling the family to reconfigure the space to make the most of it. The lounge and downstairs bathroom have recently been redecorated, the floors sanded and oiled, and extra cabinetry added. The radiators in the bay window are new, and all skirting was replaced to make it uniform. Outside, the garden was redesigned and landscaped with a new brick wall, fencing, porcelain tiles, and artificial grass surrounded by cor-ten steel planters. The loft space was recently developed and designed by an architect, creating a principal bedroom with a changing area and a dedicated bathroom. New flooring and bespoke cabinetry were built, and panelling and windows were installed.
Getting around:
Seven Sisters is about 15 minutes away on foot, getting you into Hackney and Liverpool Street via the Overground line or Kings Cross and beyond on the Victoria Line. You can also catch multiple buses on Philip Lane or West Green Road. Alternatively, if you prefer two wheels, you can join the cycle highway from Seven Sisters, which speeds you into the city.
Onward plans:
The owners are actively looking to find their next home in the same area, which will have enough space for an elderly relative.
Anything else:
The garden is one of our favourite parts of this home, particularly the large COR-TEN planters. For anyone who doesn’t know (and why would you?), COR-TEN is a type of steel with self-protective capability created by the rust-like layer that builds up over time. This gives it incredible durability and a beautiful patina. Also, just outside the front of the house, a Magnolia tree was recently planted, which will be a repeated joy for years to come.

1 Ten to One
We jumped for joy when this cocktail bar and restaurant opened in an ex-betting shop. A Whiskey Sour in hand while watching live music and feasting on Nashville chicken wings has become a Friday tradition for many. And why not?
2 The Palm
This is everything a local pub should be: craft beers/ales on tap, delicious food and bar snacks, and–to top it off–a brilliant team that runs it. Whenever we just “pop” in, we can’t help but stay for hours. Plus, we can assure you their Sunday Roast is pretty much perfect.
3 First Reform Pilates
This Pilates Reformer studio in Tottenham is open to everyone and is led by some of London's top instructors. It's a welcome addition to the area.
4 Luna D’Amore
Say hello to your new local, and very tasty, woodfired pizza takeaway. This lot aren’t afraid to break the boundaries of pizza-making with regularly changing specials, but purists will be satisfied with the freshness and delicious dough.
5 Downhills Park
This wonderful Victorian Park has a playgroup, playground, tennis courts, community cafe, and a charming lavender and rose garden, making it a place for all seasons.
