BRICKWORKS SAYS

A welcoming family house set in a neat Victorian terrace; this four double bedroom home has been meticulously looked after by the present owners. The opportunity is there to simply move in and enjoy what the property offers from day one.

On the ground floor, there’s a large double reception with plenty of handsome details, including a wood-burner at one end and a period fireplace at the other, as well as Victorian-style radiators, plantation shutters, and wood flooring. The reception leads onto a light-filled kitchen and built-in pantry with clean lines at the rear. Everything feels clean and crisp.

Two double bedrooms occupy the first floor, with a good-size family bathroom at the back. The second (top) floor has two further double bedrooms, the larger of which has space to work from home, if necessary, as well an en-suite with shower. There’s plenty of storage throughout.

The rear garden is large enough to offer scope to anyone green-fingered and has been well kept with a stone patio and artificial grass for simple maintenance. The front garden is also well-kept, with a path of tasseled Victorian-style tiles to the door.

Clonmell Road is a peaceful street, moments on foot from Downhills Park and Lordship Rec. Both are perfect spaces for exercise, downtime, and dog walks. With several Ofsted outstanding and good primaries, great transport links, and a growing number of pubs, bars, and cafes, the area has plenty to offer. N17 is truly one of London’s few remaining neighbourhoods with a strong identity and sense of community.

THE OWNER SAYS

We have absolutely loved our time in this special house. From the beginning we were able to see its potential and have spent countless hours refurbishing it, turning it into the place we’ve called home for the last 12 years.

The area is fantastic, we have wonderful neighbours, and love being part of the amazing South Tottenham community. Clonmell Road is the perfect location, nestled between the beautiful Downhills and Lordship Rec parks, excellent schools as well as The Palm pub, and cocktail bar Ten to One at the bottom of the road. Seven Sisters station is only a short walk away giving quick access to the rest of London. We’ll miss living here very much and hope whoever buys our house will be as happy as we have been.

1 First Reform Pilates

This Pilates Reformer studio in Tottenham is open to everyone and is led by some of London's top instructors. It's a welcome addition to the area.

2 Ten to One

We jumped for joy when this cocktail bar and restaurant opened in an ex-betting shop. A Whiskey Sour in hand while watching live music and feasting on Nashville chicken wings has become a Friday tradition for many. And why not?

3 The Palm

This is everything a local pub should be: craft beers/ales on tap, delicious food and bar snacks, and–to top it off–a brilliant team that runs it. Whenever we just “pop” in, we can’t help but stay for hours. Plus, we can assure you their Sunday Roast is pretty much perfect.

4 Luna D’Amore

Say hello to your new local, and very tasty, woodfired pizza takeaway. This lot aren’t afraid to break the boundaries of pizza-making with regularly changing specials, but purists will be satisfied with the freshness and delicious dough.

5 With Milk

Run by two sisters, this sweet independent coffee shop & deli on nearby Philip Lane packs a punch serving amazing coffee roasted by Perky Blenders in local Leytonstone. With a changing menu of sandwiches, sweet treats and blooming excellent croissants that always hit the spot, the ladies also offer gluten-free options, a range of halal meats and wonderful cheeses.
