BRICKWORKS SAYS

This Bauhaus gem hidden inside a Victorian conversion in Dartmouth Park has one full bedroom and a floating mezzanine—ideal for a second bedroom or office. That’s just one way this home takes advantage of every smidgen of square footage, but it’s the striking design that makes it so special. Sun streaming through the rooflights give the space a gallery feel that perfectly frames the bold, primary colour scheme and clean, precise lines. With one-off touches like the Mondrian-esque window between the kitchen and the hall, a clever “floorlight” in the mezzanine and a twist on the classic subway-tiled bath, this flat is a modern artist’s garret: inspired and wholly original.

The flat is a five-minute walk from Hampstead Heath via Parliament Hill (and its year-round lido). It’s also a short stroll to the shops, restaurants and watering holes along Highgate Road and Dartmouth Park Hill. And Northern Line service puts the West End and the City less than 30 minutes from the doorstep.

POINTS TO CONSIDER

The EPC gives a current Energy Efficiency D and Environmental Impact Rating of E.

In the Borough of Camden, the flat falls into Council Tax Band E (£1,448).

One of only three in the building, the flat has a share of freehold. There is no service charge.

During their 38-year tenure, the current owners have converted the original attic into the mezzanine bedroom, reconfigured the bathroom layout and removed the fireplace.

Pop fact: part of the flat featured in a Peter Greenaway documentary on Channel 4 in the 1980s.

THE OWNERS SAY

I have lived in this flat for nearly 40 years and have loved every minute. The beautiful design is by award-winning Edward Cullinan Architects, who created this amazing and generous space for me in 1980, with a revamp in 1997. This light-filled flat also has superb views to the City and London Eye at the front and Highgate/Hampstead at the back. Being high up means there are no security or overlooking issues and traffic noise is not a problem.

This friendly area attracts residents who rarely move which is not surprising given the proximity to good schools and shops, and of course the superb transport links, with tube, buses and London Overground on the doorstep. You can enjoy a swim in the Lido on the Heath at the end of the road or in one of the Hampstead ponds. Other delights include excellent pubs and restaurants, local street fairs and numerous community events.

In this house with its three flats, we all know each other well and co-operate together on any communal maintenance or other issues which need attention. The new owner of my flat will be made very welcome.
