THE OWNERS SAY

We have absolutely loved living here, it is a really special home with an intangible sense of magic. The property is at the end of the terrace, so it feels super spacious, and we love the colourful, vibrant mural painted on the side of the property, which makes it really stand out.

The layout of the flat and garden means the light is excellent throughout the day. We especially love that you can see the beautiful big trees of Downhills Park from the front rooms and hallway and the sense of space in the garden, where you get beautiful sunsets. During the summertime, we end up spending so much time out there that it feels like another room of the house.

It is also perfectly located with lots of different public transport options close by to get you into central London super quickly, yet with the numerous different parks nearby the neighbourhood feels very ‘leafy’. There are loads of lovely restaurants, cafés, bars and shops within walking distance and there’s a really strong sense of community around here so you get to feel at home right away.

THE LEGAL BIT

While we strive to create true-to-life photographs, floor plans and descriptions, our marketing material is only a guide. Purchasers should always visit in person, ask relevant questions and triple-check details. Brickworks takes our duty of care incredibly seriously and takes all reasonable steps to ensure all presented information is correct. However, we sometimes rely on the accuracy of the information provided to us by the seller and others. Also, please note that we often round up/down total floor plan measurements and/or use approximate distances.

BRICKWORKS SAYS

Stepping in through the front door––your own private entrance––you move into the central corridor with rooms leading off both sides. It is a rare and compelling layout, particularly for a flat, meaning you can see right through the property, from the front door to the garden outside. It gives the home lovely space and flow.

Our favourite room is the principal bedroom, which is calm and quiet and opens directly onto the large private garden at the back via french doors (there is also access from the kitchen). Outside, the decking area creates the perfect spot for a sundowner, and the size and west-facing orientation provide ample scope for avid gardeners to exercise their green fingers.

N17 has a buzz and vibrancy about it, and its reputation continues to grow. This pocket close to Downhills Park is particularly appealing, with a tight-knit community, excellent transport links, and a growing number of local favourites. These include an outstanding pub, The Palm, plus Perkyns, for your daily coffee hit. Added to the mix, the flat is only a short walk from the renowned Turkish restaurants along Green Lanes, also home to Dusty Knuckle (among others). And best of all, you are seconds (literally) away from Downhills Park, the epicentre of local life in the summer.

1 Downhills Park

This wonderful Victorian Park has a playgroup, playground, tennis courts, community cafe, and a charming lavender and rose garden, making it a place for all seasons.

2 Perkyn's

Fuelling our coffee addiction since the day it opened, Perkyn's is one of the best for a coffee hit. A bottle shop, too, fridges filled with beautifully designed craft beers and wine that makes any occasion feel like a real treat.

3 Yard Sale Pizza

Mouth-watering Yard Sale Pizza has made its way to Tottenham. Grab a few pizzas with friends and enjoy al fresco across the road in Downhills Park.

4 Ten to One

We jumped for joy when this cocktail bar and restaurant opened in an ex-betting shop. A Whiskey Sour in hand while watching live music and feasting on Nashville chicken wings has become a Friday tradition for many. And why not?

5 Lordship Recreation Ground

'The Rec' is a generous green space with a paddling pool, playground, a BMX track and little woods for all kinds of muddy adventures and make-believe.
