BRICKWORKS SAYS

Fresh and bright, this two-bedroom flat is effortlessly designed to make the most of its two-floor layout. On the first, the open-plan living room/kitchen provides plenty of scope to gather. Neatly arranged around different "zones" for cooking, lounging or dining, it's versatile and practical in equal measure. The two double bedrooms, both with built-in wardrobes, on different floors but both at the back of the property, overlooking a lovely fig tree in the back garden.

The flat is in a friendly nook between Dalston and Stoke Newington, so it's easy to graze and shop along both Church Street and Dalston Lane. The green spaces of Hackney Downs and Clissold Park are walkable, and Overground service from Dalston Kingsland whisks you into the City in less than 20 minutes, door to door.

POINTS TO CONSIDER

The EPC gives a current Energy Efficiency and Environmental Impact Rating of D.

In the Borough of Hackney, the flat falls into Council Tax Band C (£1,344 in 2020/21).

One of only two flats in the building, the flat has a share of freehold with 115 years remaining on the lease. There is no service charge.

Over the past four years, the current owners have remodelled and redecorated the entire flat, most recently fitting a new bathroom and removing a wall to create a larger, open-plan kitchen and living area.

The large loft above is demised to the flat, and there is planning permission (and co-freeholder approval) already in place. The scope for a dormer extension to add another room is an exciting opportunity to add value and usable living space.

THE OWNERS SAY

We’ve had such a special time in the flat and surrounding area. We’re between the fun of Dalston and the quiet leafy parks of Stokey, which has been perfect for our little family.

There’s a wonderful community in this area and a real mix of people. We’re a stone’s throw from Church Street to the north and Shoreditch to the south, and we love being so close to so many amazing restaurants and bars—especially Perilla, Angelina, High Water and our favourite, Rubedo. We’re also pretty close to the delights of Broadway Market and the lovely London Fields Lido.

There’s a ton of local activities for kids, and our daughter attends the fantastic Bath House nursery, which has been in the area for 30 years.

THE LEGAL BIT

While we endeavour to maintain accurate photographs, floor plans, and descriptions, these are intended as a guide and purchasers must satisfy themselves by personal inspection. Total floorplan measurements have been rounded for ease. Distances are also provided as an approximate.

1 Ruby’s

A retro cinema sign above the entrance sets the scene for this cosy underground cocktail bar and lounge. Exposed brickwork and soft lighting create a perfect setting for date night, the martinis are all excellent and the Manhattan is a true classic.

2 Rio Cinema

This independent “art deco picture palace” has a storied history, but its real appeal is arthouse and family-friendly fare in a rare and wonderful setting. Come for the film, stay for the new whisky bar, situated conveniently next to Screen 2.

3 Brunswick East

This Aussie-run cafe has an inventive, delicious brunch menu. Doors open at 8 a.m., so you can grab a coffee and a tasty Dusty Knuckle Bakery pastry on the way to work, but food is served all day long.

4 Oren

Opened in October 2019, chef Oded Oren serves up Mediterranean and Middle-Eastern inspired small-plates & pillowy pittas within the unassuming form of a neighbourhood restaurant. The food is incredible.

5 Melo

As you would expect, Melo serves excellent coffee (Allpress beans), but that is only the hook to get you inside. What keeps you coming back are their seriously delicious plates, tempting toasties and a smorgasbord of–– frankly––irresistible sweet treats. With a focus on locally sourced ingredients, including vegan and gluten-free options, this place is a gem.
