The property falls into Band D (£2,532 in 2023/24) in the borough of Haringey.

Utilities:
The average monthly costs are approximately £70 for electricity, £44 for gas, and £42 for water. These figures naturally change seasonally.

Head up and down the canal and river Lea to Lea Valley or the other way to Hackney Wick.

Onward plans:
The owners need to find and are actively looking.

THE LEGAL BIT

While we strive to create true-to-life photographs, floor plans and descriptions, our marketing material is only a guide. Purchasers should always visit in person, ask relevant questions and triple-check details. Brickworks takes our duty of care incredibly seriously and takes all reasonable steps to ensure all presented information is correct. However, we sometimes rely on the accuracy of the information provided to us by the seller and others. Also, please note that we often round up/down total floor plan measurements and/or use approximate distances.

BRICKWORKS SAYS

This classic Victorian terraced home has been shaped for modern living by a family that cares deeply about the house and its community. Each decision has been made to make the house more practical and beautiful and to make the most of the natural light that streams in, thanks to the east-west orientation.

On the ground floor, there is a double reception room with a living room at the front and a dining room next to the kitchen at the back. This open-plan layout is ideal for families or entertaining, with each zone feeling separate yet seamlessly connected.

Upstairs, there are four bedrooms over two floors. One is set up as a home office, with views over gardens through glazed, floor-to-ceiling doors. But it’s the bathroom which is the real showstopper. Comfortably fitting a double sink, freestanding bath and shower, not to mention underfloor heating, you’ll be hard-pressed to tear yourself away. Outside, the garden gives the sense of a private orchard, with plum trees to pick and a slice of peace and quiet to enjoy. There is also plenty of storage, especially in the shed, which houses a utility space (with plumbing) and room for garden equipment.

Avondale Road sits between West Green Road and Green Lanes, putting both of these popular spots at your fingertips. There are too many highlights to mention them all here, but to name a few: Foodies should head to Pasero, while craft beer aficionados will make True Craft their new home from home. If you need a coffee fix, head to Perkyns. Dusty Knuckle on Green Lanes is excellent for all your sourdough needs, and The Salisbury is a top-notch pub with a warm welcome. If you are looking for green spaces, head to nearby Chestnuts Park or Downhills Park. You can even dip your toe in wild swimming water at West Reservoir near Manor House.

THE OWNERS SAY

We’ve spent almost a decade in this house, and it’s truly been at the heart of some of the best years of our lives. Saturday mornings are a favourite, enjoying long brunches with bread from the local Dusty Knuckle bakery and a view of our garden through the large dining room window. We’ve also cherished lazy afternoons reading in the lounge, always filled with natural light.

The garden has been our peaceful retreat—perfect for morning coffees, summer BBQs, and watching the cherry blossoms bloom every April. Our girls think the plums are the tastiest in the whole wide world. Guests often compliment the loft, perfect for extended stays, and our spacious bathroom with its inviting tub, which has been a go-to spot for unwinding after a long day. We’ve poured so much love and care into making this house our home, and we hope the next owners will enjoy it as much as we have.

1 Harringay Local Store

Easily one of the best local places to get quality, organic produce and all sorts of other delicious or practical home produce. And you get to take it home in their own tote, which reads: “Not Another Tescos.” A sentiment we can all get behind.

2 The Salisbury

The grand establishment that is The Salisbury harks back to the days when the area was rather well-to-do. It’s both a relief and a delight that despite various refurbishments over the years, no one has gone and done anything silly like ripping out the original Victorian saloon bar and décor. A wonderful pub. And even more special when you can call it your ‘local’.

3 Beans & Barley

It began as a health food shop with a cafe as a sideshow, but the latter became so popular it grew and took over. Now, with an added a soft play area with kids’ toys and an expanded menu, it’s a huge hit with parents seeking solace in coffee and cake.

4 Perkyn's

Fuelling our coffee addiction since the day it opened, Perkyn's is one of the best for a coffee hit. A bottle shop, too, fridges filled with beautifully designed craft beers and wine that makes any occasion feel like a real treat.

5 Yard Sale Pizza

Mouth-watering Yard Sale Pizza has made its way to Tottenham. Grab a few pizzas with friends and enjoy al fresco across the road in Downhills Park.
