THE OWNERS SAY

We bought the flat around 10 years ago and lived there very happily for many years. We were drawn to the flat because of the sense of space and light and, just as importantly, we loved the location. Aberdare Gardens has a lovely residential feel, while still being incredibly well connected and close to everything you need.

More recently, work took us to Singapore, so we've been renting the flat out while living overseas. We've now decided that the time is right to sell, although we'll be genuinely sad to say goodbye to a home that has been such a big part of our lives. We have so many happy memories of our time there and hope whoever moves in next will enjoy both the flat, and the neighbourhood, every bit as much as we did.

For anyone who loves whisky, this place offers 101 reasons to check it out. This stellar neighbourhood haunt has a basement room, cocktail nights and weekend DJs. It is always buzzing, sometimes a little chaotic, but still the best place around for a night out.

2 Sarracino

This classic Italian restaurant in the heart of West Hampstead has been a local institution for over twenty years. It is no-frills but brilliantly done with excellent ingredients and warm, friendly service. If we had the chance, we would go most days of the week.

3 Kiln Theatre

A community venue with an international vision, the Kiln Theatre puts on productions that represent a wide-range of topics and experiences, reflective of the diversity of the borough. The cinema is also excellent, with carefully curated films; new and old, as well as RSC and NT screenings too. It's a superb, cultural resource to have on your doorstep.

4 Paddington Recreation Ground

Recognised as the first public athletics space of its kind in London, the Paddington Rec has a pretty decent claim to fame, and the facilities have grown over time. Today, there are 13 tennis courts, a 400-meter athletics track (refurbished in 2012), cricket nets, artificial football pitches, a hockey pitch, a bowling green and (deep breath) a gym. Set out over 27 acres, it's a superb local resource.

5 Everyman Maida Vale

The small but mighty Everyman Cinema in Maida Vale houses two screens and shows an array of entertainment options including mainstream and independent films, and screenings of live theatre. We do enjoy a slice of pizza and a glass of wine while being absorbed in a film, especially in one of their lux signature-red armchairs.
