While we strive to create true-to-life photographs, floor plans and descriptions, our marketing material is only a guide. Purchasers should always visit in person, ask relevant questions and triple-check details. Brickworks takes our duty of care incredibly seriously and takes all reasonable steps to ensure all presented information is correct. However, we sometimes rely on the accuracy of the information provided to us by the seller and others. BRICKWORKS SAYS

Tucked into a quiet one-way street in Tottenham, this two-bedroom flat feels welcoming and calm the moment you step inside. It’s bright, airy and blessedly quiet, with high ceilings and period details. The reception room sits behind a generous bay window, thoughtfully screened from the road, making it a lovely place to read, host or simply watch the light shift through the day.

At the heart of the home is a sociable dine-in kitchen; well-sized, unfussy and ideal for both midweek dinners and slow Sunday mornings. The main bedroom is a double, while the second works neatly as a nursery or home office. Outside, there’s a shared garden that’s low maintenance, high charm and just enough green to feel like an escape.

The location is wonderfully well-connected with three stations all walkable. And within two minutes you’ve got everything you need, plus the leafy calm of Chestnuts Park and Downhills Park nearby. Local favourites include Perkyn’s for coffee (and a dangerously good bottle selection), Yard Sale Pizza for what might be London’s best takeaway, and Forks and Green Café tucked at the edge of the park. It’s the sort of neighbourhood that makes everyday life feel that little bit more relaxed and friendly.

THE OWNERS SAY

We’ve loved living in this flat. It’s light, airy and has a sunny garden. The main bedroom is really quiet and calming, we’ve enjoyed using the good-sized kitchen-diner (we love to cook!) and the lounge is a great place to relax in later on, as it gets the evening light. It’s hard to believe how close the flat is to West Green Road, few cars drive down Abbotsford Avenue and we can always find a parking space.

We have absolutely loved the sense of community on Abbotsford Avenue. We have had people on the street over for dinner, gone for café trips together, and made a few friends for life. We will really miss living in this flat, but know that whoever moves in next will find a lovely home in a wonderful part of London.

landmarks

1 Perkyn's

Fuelling our coffee addiction since the day it opened, Perkyn's is one of the best for a coffee hit. A bottle shop, too, fridges filled with beautifully designed craft beers and wine that makes any occasion feel like a real treat.

2 Yard Sale Pizza

Yard Sale Pizza has made its way to Tottenham. In our book, even within an area blessed with stellar pizza joints, it takes some beating. The garlic pizza with cheese & marmite may change your life.

3 West Green Market

A new market has started in Tottenham, running on Saturdays from 10.30am – 3.30pm in the grounds of the Harris Academy. As well as fresh fruit and vegetables, baked goods from the Dusty Knuckle, coffee, and street food from jollof rice kitchen Jim Jima, you can also pick up flowers, vintage homeware and other goodies from local traders. Well worth heading down if you live nearby.

4 Downhills Park

This wonderful Victorian Park has a playgroup, playground, tennis courts, community cafe, and a charming lavender and rose garden, making it a place for all seasons.

5 Ten to One

We jumped for joy when this cocktail bar and restaurant opened in an ex-betting shop. A Whiskey Sour in hand while watching live music and feasting on Nashville chicken wings has become a Friday tradition for many. And why not?
