THE OWNERS SAY
We have so many great memories in this flat, and we totally fell in love with the area! Now that we are moving to accommodate our growing family, we hope to stay nearby. We will miss the lovely evening light in the front bedroom in the afternoon and making desserts from the pear tree in the back garden.
The street is so friendly, with fantastic neighbours all around, and the area is super walkable. The area has changed a lot in the last few years, and there are now fantastic coffee shops, pizza shops, and even yoga and Pilates studios within walking distance. And, of course, the area still has the most incredible Turkish restaurants in London. We will miss the smell of food grilling as we walk around Green Lanes!

THE LEGAL BIT
While we strive to create true-to-life photographs, floor plans and descriptions, our marketing material is only a guide. Purchasers should always visit in person, ask relevant questions and triple-check details. Brickworks takes our duty of care incredibly seriously and takes all reasonable steps to ensure all presented information is correct. However, we sometimes rely on the accuracy of the information provided to us by the seller and others. Also, please note that we often round up/down total floor plan measurements and/or use approximate distances.
BRICKWORKS SAYS
You'll find this charmer in a coveted pocket in Tottenham. The building was purpose-built, so it doesn't feel cramped like some converted period properties can. Rooms feel purposeful and the layout has a natural flow. The open-plan living space lends itself to get-togethers, with a breakfast bar perfect for perching. The modern, olive-green kitchen has plenty of counter and cupboard space, and it provides access to the garden below, where you can pick your own pears.
Both bedrooms are well-proportioned, with light flooding the main bedroom from dual windows. The bathroom has been given an upgrade with a rainfall shower, and we're quite taken by the textured tiling. Tying it all together is a smart choice of colour, a palette of warm neutrals, muted pink and calming greens, which soothe and welcome you home.
Abbotsford Avenue sits happily in community-spirited Tottenham, with the much-loved Chestnut Park just a stone's throw away. You may be well connected to the rest of the city, but everything you need right is here. Head to Perkyns (at the end of the street) for your caffeine fix and Dusty Knuckle bakery (on Green Lanes) for all your pizza and pastry needs. Plus, the area also boasts some exceptionally good boozers, for a new favourite local, look no further than The Palm.

landmarks
1 Perkyn's
Fuelling our coffee addiction since the day it opened, Perkyn's is one of the best for a coffee hit. A bottle shop, too, fridges filled with beautifully designed craft beers and wine that makes any occasion feel like a real treat.
2 Yard Sale Pizza
Mouth-watering Yard Sale Pizza has made its way to Tottenham. Grab a few pizzas with friends and enjoy al fresco across the road in Downhills Park.
3 Downhills Park
This wonderful Victorian Park has a playgroup, playground, tennis courts, community cafe, and a charming lavender and rose garden, making it a place for all seasons.
4 Ten to One
We jumped for joy when this cocktail bar and restaurant opened in an ex-betting shop. A Whiskey Sour in hand while watching live music and feasting on Nashville chicken wings has become a Friday tradition for many. And why not?
5 The Palm
This is everything a local pub should be: craft beers/ales on tap, delicious food and bar snacks, and–to top it off–a brilliant team that runs it. Whenever we just “pop” in, we can’t help but stay for hours. Plus, we can assure you their Sunday Roast is pretty much perfect.
