THE LEGAL BIT

While we strive to create true-to-life photographs, floor plans and descriptions, our marketing material is only a guide. Purchasers should always visit in person, ask relevant questions and triple-check details. Brickworks takes our duty of care incredibly seriously and takes all reasonable steps to ensure all presented information is correct. However, we sometimes rely on the accuracy of the information provided to us by the seller and others. Also, please note that we often round up/down total floor plan measurements and/or use approximate distances.

BRICKWORKS SAYS

All the perks of a house, in an Edwardian maisonette. Open your own front door to be greeted by the lovingly-restored original floorboards that take you to the upper floors and feature throughout. The space opens up into a welcoming hallway, leading you to the main living area where the table nestled in the bay window invites you to instantly relax. On this floor are also two of the bedrooms, one enjoying a bonus built-in cupboard and shelves. Up the stairs, a versatile (and historically unofficial) third bedroom feels a world away tucked beneath the rafters.

The spaces are complemented by details that add character, such as the striking cast-iron fireplaces, as well as practical touches. The galley kitchen, with its butler sink and five burner gas hob, puts everything easily in reach and handily hides the washing machine away. And outside, the generously proportioned shared garden has been decked by the current owners: maximum enjoyment, minimum upkeep.

Situated around the corner from Chestnuts Park in an enduringly popular pocket of North London, Abbotsford Avenue has an enviable location. The area is constantly evolving, with a mix of new, tasty additions such as Yard Sale and Perkyn's shaking things up, and old favourites The Salisbury and The Palm, as well as Green Lanes’ plethora of Turkish restaurants keeping the locals happy. And with Haringey being lined up for London Borough of Culture in 2027, exciting projects are afoot in years to come.

THE OWNERS SAY

We love this home. When we first found the flat, we honestly knew next to nothing about the area and what to expect from life in South Tottenham. But living here has surpassed every expectation, to the point where our current property hunt is confined to a 500-metre radius of our front door!

While the area is vibrant and exciting, the main reason we love living here is the property itself. Spacious, airy, and full of light, this maisonette feels more like a self-contained house than a flat. The original fireplaces and floorboards combine comfort with history, while the loft
room and gorgeous garden are the icing on the cake. The heart of the home is the lounge. When the sun is setting, nothing beats sitting on the sofa, looking at our neighbour’s stunning magnolia. If you can't tell, we genuinely love it here. This is a truly magical place and we hope to hand it over to someone who sees in it what we see.

landmarks

1 Perkyn's

Fuelling our coffee addiction since the day it opened, Perkyn's is one of the best for a coffee hit. A bottle shop, too, fridges filled with beautifully designed craft beers and wine that makes any occasion feel like a real treat.

2 Yard Sale Pizza

Mouth-watering Yard Sale Pizza has made its way to Tottenham. Grab a few pizzas with friends and enjoy al fresco across the road in Downhills Park.

3 Downhills Park

This wonderful Victorian Park has a playgroup, playground, tennis courts, community cafe, and a charming lavender and rose garden, making it a place for all seasons.

4 Ten to One

We jumped for joy when this cocktail bar and restaurant opened in an ex-betting shop. A Whiskey Sour in hand while watching live music and feasting on Nashville chicken wings has become a Friday tradition for many. And why not?

5 The Palm

This is everything a local pub should be: craft beers/ales on tap, delicious food and bar snacks, and–to top it off–a brilliant team that runs it. Whenever we just “pop” in, we can’t help but stay for hours. Plus, we can assure you their Sunday Roast is pretty much perfect.
